Hackney is playful and cool and one of the most exciting corners of the capital – actually, make that the whole country. It’s loud, it’s proud and it’s the setting of unequivocal entrepreneurship. There are young gun chefs that hook you in with game-changing menus; speakeasy bars with cocktails that’ll send your head spinning; weird and wonderful shops full of curios, and a mind-boggling number of creative upstarts. Why move to Hackney?

There’s still plenty of grit and a whole lot of edge, but that’s all part of its charm. You can take early morning swims at the London Fields Lido and jog around the glassy lake at serene and green Victoria Park, picking up the best chai tea you’ll ever sip on. Head to Columbia Road on a Sunday, and you can pick up great big palms, peonies and a whole bunch of peculiar botanicals from its namesake flower market. When Saturday hits, stalls pop up along Broadway Market with whopping pans of steaming curries, sticky barbecued grills, edible-flower-topped cakes and old-school vinyl, and punters spill onto the pavements with aperol spritz and pints of craft beer. That’s the thing about Hackney: you can always find a party, you can always find a top-notch trailblazing meal and you can always find a grand old boozer.

It’s an area of perpetual reinvention – industrial spaces have been transformed into hairdressers-cum-Korean restaurants; former seedy strip clubs are now surreptitious supperclubs; and hidden railway arches house quirky drinking dens with live music sets. It’s enormously easy to get around too: there are bus routes galore, the excellent Overground weaves around the borough and its surrounds, and the Underground from Bethnal Green station is just around the corner. True, it can be pricey. But with all this on your doorstep, you’re still getting a damn good deal…

The flourishing property scene in Hackney is showing no signs of slowing down. And you can buy in this thriving London neighbourhood – even if you’re not earning super big bucks – through the shared ownership scheme. New developments are popping up all over the place – some with rooftop pools, others sitting cheek-by-jowl with restaurants and workspaces. Already making ripples on the Hackney property is St Leonard’s Court – a new place just off Pitfield Street. Go for one of these newbie flats, and you’ll be just 10 minutes’ walk from Hoxton Overground station and Old Street station. Most have a balcony or terrace, inside all layouts are high-spec, and the space is crowned with a landscaped roof terrace and communal garden. The only catch – you must have lived or worked in Hackney for at least a year. Elsewhere, look to Homerton High Street and there are superb bargains up for sale at Bridge House – a fine looking development of flats, all neutral colours, plush kitchens and smart gardens.
